Everything You Need to Know
Renting a property comes with many questions. Below, we’ve answered some of the most common queries to help guide you through the process.
Getting Started with Renting
- Photo ID (passport, driving licence)
- Proof of address (utility bill, bank statement)
- Proof of earnings (payslips, employment contract, tax returns for self-employed applicants)
- Landlord reference (if applicable)
You may need a homeowner guarantor if:
- Your income does not meet affordability criteria
- You have a low credit score or CCJs
- You are a student or unemployed
- You are self-employed with less than two years of accounts
The Renting Process
A tenancy agreement is a legal contract between you and the landlord. It outlines:
- The rent amount and payment schedule
- The length of your tenancy
- Your rights and responsibilities as a tenant
An inventory report records the condition of the property at the start of your tenancy. It helps prevent disputes over your deposit when you move out.
Referencing typically takes 3-5 working days, depending on how quickly references are returned by employers and landlords.
At Pattinson, the only costs you will be responsible for include:
- Rent – The agreed monthly amount
- Tenancy Deposit – Typically one month’s rent plus £25
- Holding Deposit – Capped at one week’s rent
- Charges for Lost Keys or Late Rent Payments – Reasonable costs may apply
Deposits & No-Deposit Options
The deposit is typically one month’s rent plus £25. This will be confirmed before signing your tenancy agreement.
A No Deposit Option, such as Reposit, allows you to rent without paying a traditional deposit. Instead, you pay a non-refundable fee equal to one week’s rent.

Your deposit must be protected in a government-approved scheme:
- Deposit Protection Service (DPS)
- MyDeposits
- Tenancy Deposit Scheme (TDS)
Pattinson registers deposits with The Dispute Service (TDS) for fully managed properties.
At the end of your tenancy:
- Ensure the property is clean and undamaged.
- Pay any outstanding rent or bills.
- Agree on deductions (if applicable) with your landlord.
- Your deposit will then be returned if no deductions are made.
Living in a Rental Property
If your property is fully managed by Pattinson, we handle all maintenance requests and ensure necessary repairs are carried out promptly. Otherwise, tenants should contact their landlord directly.
- Landlord: Repairs to the property’s structure, heating, plumbing, and electrical systems.
- Tenant: General upkeep, such as cleaning, changing light bulbs, and reporting issues promptly.
Most tenants are responsible for:
- Rent
- Council tax
- Gas, electricity, and water bills
- Internet and TV licence
You must get written permission from the landlord before making any changes, including painting walls or installing fixtures.
If your property is fully managed by Pattinson, we are your main point of contact for all maintenance issues, ensuring quick and efficient resolution.
- Emergency repairs (e.g. leaks) – Contact us immediately.
- Routine maintenance – Report issues to Pattinson’s maintenance team.
Ending Your Tenancy
- Fixed-term tenancy – Check your contract, but typically, one month’s notice is required (you can not end a fixed term before the end date of the tenancy).
- Rolling tenancy – Usually one month’s notice.
- Clean the property and remove all belongings.
- Repair any minor damages.
- Pay all rent due.
- Take final meter readings and settle outstanding bills.
- Return all keys to Pattinson or your landlord.
If Things Go Wrong
- Speak to Pattinson as soon as possible.
- Check if you are eligible for Housing Benefit or Universal Credit.
Seek support from Citizens Advice.
If your property is fully managed by Pattinson, we will coordinate visits and ensure you receive proper notice before any inspections or maintenance visits.
If your landlord refuses to fix serious issues:
- Report it to your local council.
- Contact Citizens Advice for legal guidance.
