Guide to Renting

Everything You Need to Know

Renting a home should be simple and stress-free. This guide walks you through the process, from finding a property to moving in, ensuring you know exactly what to expect
at every stage.

Step-by-Step Guide to Renting

1

Finding the Right Property

Browse available rental properties and shortlist the ones that match your budget and lifestyle.

Consider key factors such as location, transport links, local amenities, and property condition.

2

Booking a Viewing

We offer flexible, accompanied viewings to suit your schedule.

Things to check during a viewing: storage space, appliances, heating, and general condition.

3

Applying for a Rental

You’ll need to complete an application form and pass referencing checks.

Standard referencing includes income verification, credit history, and landlord references.

Required documents: Photo ID, proof of earnings, and recent utility bills.

4

Paying the Holding Deposit & Referencing

A holding deposit (typically one week’s rent) secures the property while checks are carried out.

If successful, this deposit is deducted from your initial move-in costs

5

Signing the Tenancy Agreement

The tenancy agreement outlines your rights and responsibilities.

Make sure to read and understand all terms before signing.

Sample tenancy agreements are available for reference.

6

Paying Move-In Costs & Deposit

Before moving in, you’ll need to pay:

First month’s rent

Damage deposit (typically one month’s rent + £25, protected in a government-approved scheme)

No Deposit Options available to reduce upfront costs

7

Moving In

Collect your keys and receive an inventory report detailing the condition of the property.

Set up utilities such as gas, electricity, water, and internet.

Check everything works and report any issues immediately.
