Landlord Frequently Asked Questions

Getting Started as a Landlord

As a landlord, you must ensure your property is safe, habitable, and legally compliant. This includes gas and electrical safety, securing tenant deposits, and handling repairs.

Depending on your location, some councils require properties to be licenced before they can be let out. Check with your local authority for regulations in your area.

We recommend booking a Free Expert Rental Valuation for a tailored assessment of your property’s rental value.

Legal & Financial Considerations

We register deposits with an approved Tenancy Deposit Scheme (TDS) to ensure full legal compliance, as part of our Fully Managed Service.

Rent increases are allowed once per year under the terms of our tenancy agreement. The correct legal notice needs to be issued to the tenant or a new lease drawn up to reflect the revised rent.

Landlords must provide an Energy Performance Certificate (EPC), Gas Safety Certificate, How to Rent Guide and Fixed Wiring Test (EICR) - the full list can be found on the Government website.

End of Tenancy & Renewals

We handle end-of-tenancy checks, deposit returns, and re-marketing the property if needed.

Yes, we can facilitate tenancy renewals and negotiate new terms on your behalf as part of the Fully Managed service.

With our Fully Managed Service, we take care of coordinating maintenance issues, ensuring your property remains in top condition.
