Selling your property is an exciting but stressful time, our team of experienced staff will be there to guide you through the process from start to finish. 

Most sellers have an idea of what their home is worth , our experienced valuers will provide you with a free market appraisal taking into account comparable properties which have sold in the area.

If you are ready to sell your property straight away our valuer can take the details of the property, description, photographs etc and put your home on the market the same day!

We offer a range of fee packages as we know that everyone has different requirements- the valuer will discuss the options with you and you can decide which is the best option for you.   Please make sure you read the contract and ask if you have any questions. 

We will arrange for a ‘For Sale’ board to be put up, this still remains one of the most effective ways for selling your property, it will also appear here on our website and on property portals such as Rightmove, Zoopla and Primelocation. We advertise in local and regional newspapers and select properties to be advertised periodically. 

Our motivated sales team will contact everyone we have registered on our database who is looking for a property similar to yours.

We will arrange viewings for  potential buyers, you can choose whether you would like to show them your home or we would be happy to do this (for free) if you provide us with a key.   We can normally be flexible to carry out viewings on evenings and weekends as well as during office hours!

We contact everyone after viewings to try to obtain feedback for you.

We will contact you as soon as possible when we obtain an offer to discuss it with you, if the offer is below the asking price we will try to find out why.  We will negotiate between the buyer and you to try to get the highest offer possible.  We will check to make sure that the buyer does have a mortgage or cash in place and if they are selling a property that there is a complete chain.  

Our panel of local solicitors work on a ‘ No sale, No Fee’ basis and will also offer a fixed price however  you are able to use your own solicitor. We will send a sales notification to your solicitor giving them the details of the property and the buyers solicitors contact details.

Your solicitor will send you the necessary paperwork and respond to any enquiries that the buyers solicitor raises. 

Most buyers and their mortgage lenders will require a survey, we will contact you to arrange a convenient time for then to have access.  

When the solicitors are satisfied that everything is in order they will arrange a convenient date for exchange and completion.  On exchange of contracts the purchaser is legally obligated to purchase your property and on completion their solicitor will transfer the balance of the purchase price to your solicitors and you will have successfully sold your property, we will call you to let you know when we have ‘key release’ from your solicitors so we can give the keys to the new owner.

The sales process does sometimes have some hiccups along the way and it is a stressful time however we are there for you every step of the way to try to make the journey as seamless as possible.
