Fees & Terms
At Pattinson, we believe in transparent pricing with no hidden surprises. Below is a breakdown of the tenant fees and key terms you should be aware of before entering into a tenancy agreement.
Holding Fee
When you apply for a property, a holding fee is required to reserve it while your application is processed. The fee is deducted from your first rent payment if your application is successful.

Important: The holding fee is non-refundable if you withdraw your application, fail the right to rent checks, provide false or misleading information, or do not provide the requested documentation within 15 days.
Security Deposit or No Deposit Option
Traditional Deposit:
- The security deposit is one month’s rent + £25 (e.g., if your rent is £500, your deposit will be £525).
- This deposit is held securely in a government-approved tenancy deposit scheme and may be used to cover damages or unpaid rent at the end of your tenancy
No Deposit Option:
- Instead of a traditional deposit, you can opt for a Reposit.
- This is a non-refundable fee equal to one week's rent (including VAT).
- There is a £30 annual renewal fee if you stay beyond 12 months.
- The landlord receives eight weeks of protection via Reposit’s insurance.
- You remain liable for any damages or unpaid rent.
- Eligibility: Tenants must pass referencing to qualify for this option.
Other Tenant Fees
- Unpaid Rent:
Interest charged at 3% above the Bank of England base rate on rent that is more than 14 days overdue.
- Lost Keys or Security Devices:
Tenants are responsible for the actual cost of replacing lost keys, fobs, or security devices.
If a lock change is required, the tenant must cover the cost of a locksmith, new lock, and new keys.
- Pets
Pets are not permitted unless agreed by the landlord.
A higher rent may be required for pet-friendly tenancies.
- Company Lets:
Our company let fee is half of one month's rent + VAT (60%), subject to a minimum of £360 (inc. VAT).
- Contract Variation (Tenant Request):£50 (inc. VAT) per agreed variation to cover administrative costs.
- Early Termination (Tenant Request):
If the landlord agrees to early termination, the tenant is responsible for:
- Rent payments until a new tenancy begins.
- The landlord’s costs for re-letting the property.
These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Typically, the re-letting fee is one month’s rent + VAT (120%), subject to a minimum fee of £540 (inc. VAT).
