At Pattinson, we want to ensure that tenants fully understand how their deposit is protected and how they can secure its full return at the end of the tenancy. Below, you’ll find helpful information on deposit protection, what it covers, and tips for a smooth return process.
Understanding Your Deposit
A damage deposit is a sum of money paid at the start of your tenancy as security against any potential damage to the property or unpaid rent. At Pattinson, the deposit is typically one month’s rent plus £25. It is legally protected in a government-approved tenancy deposit scheme.

What Your Deposit Covers
Your deposit is held securely and may only be used at the end of your tenancy for:

Outstanding utility bills (if agreed in the contract)
Cleaning costs if the property is not returned in the same condition as when you moved in
How to Get Your Full Deposit Back
To make sure your deposit is returned in full, follow these simple steps:
- Check Your Tenancy AgreementYour agreement outlines the expectations for the property’s condition at the end of your tenancy.
- Refer to the InventoryCompare the check-in inventory with the current state of the property and ensure everything is in place.
- Clean ThoroughlyThe property should be returned in the same clean condition as when you moved in. Consider professional cleaning if necessary.
- Repair Any Minor DamagesSmall damages such as nail holes, scuffed walls, or broken handles should be fixed before moving out.
- Settle Outstanding BillsEnsure that rent, utilities, and council tax payments are all up to date.
- Attend the Final InspectionBeing present at the check-out inspection allows you to discuss any issues directly with the landlord or agent.
- Return All KeysMake sure all keys are handed back to avoid potential deductions for replacement.
Deposit Return Process
After your tenancy ends, an inspection will be carried out to check the condition of the property.
If there are no issues, your deposit will be returned within the timeframe set by the deposit protection scheme.
If deductions are proposed, you will be informed and given the chance to discuss them.
If there is a dispute, the deposit scheme provides a free adjudication service to resolve matters fairly.
