Who is Responsible for Repairs?
Landlord Responsibilities
Landlords are responsible for ensuring the property remains safe, habitable, and in good working order. This includes:
- Structural RepairsKeeping the property’s structure, roof, walls, windows, doors, and floors in good condition.
- Plumbing & HeatingEnsuring the proper function of boilers, radiators, heating systems, and water supply.
- Gas & Electrical SafetyMaintaining wiring, sockets, and gas appliances in compliance with legal safety standards.
- Damp & MouldAddressing structural causes of damp or mould that are not due to poor ventilation or lifestyle factors.
- Exterior MaintenanceRepairs to gutters, drains, and external structures such as fences and pathways.
- Sanitary InstallationsRepairs to toilets, sinks, baths, and pipework
Tenant Responsibilities
While landlords handle major repairs, tenants are responsible for keeping the property in good condition and reporting issues promptly. Tenant responsibilities include:

If you have an urgent maintenance issue, such as a gas leak, electrical fault, or serious water leak, please take the following steps immediately:
