Strong Sales, Lettings, and Auction Results Set the Tone for Record-Breaking Year!

Here at Pattinson Estate Agency, we are celebrating an incredible start to 2025, with an exceptional first quarter that has seen standout results across residential sales, lettings and both North East branch network and National partner agent auction network.  

As Q1 came to a close on Monday, we experienced a record breaking month for properties sold. 

Despite early-year market uncertainty, our performance has defied the norm, as we outperformed both February and March from the same period last year.  

It’s been a real team effort, and the energy across all departments is electric.  We appreciate that there is some uncertainty in the economy but demand for properties remains high.  The Stamp Duty thresholds changing has had no impact on demand for property in the North East, buyers have already factored the changes in. The average house price in Newcastle is £205,000 * and therefore owning a home is affordable possibility for the average working couple and not an unaffordable aspiration as it is in some other areas of the country.   

Reductions in the interest rate and moves towards more flexible lending is also helping to drive buyer confidence. 

We have also seen some interesting things happening in local markets, namely, Ashington and the surrounding area is seeing an increase in demand for housing since the new rail station opened, showing investment in infrastructure can bring benefits to an area.

The residential sales market has picked up the pace, with offers and completions flowing steadily across our 30 branch network. Equally, our lettings and property management department is also riding high, particularly following a surge in rental move-ins throughout February and March, and strong ongoing demand.    

Our lettings teams, both at Head Office and in our branches, are doing an exceptional job, and we have far exceeded 2024, with continuing high demand for rental properties.

Our national auction division, Pattinson Auction, completely exceeded 2024’s Q1, with growing interest from sellers keen to take advantage of the speed and certainty the auction route offers.  Our partner agent network is growing rapidly, and we continue to build on our relationships with estate agents across the country, to offer sellers certainty in what can sometimes be an uncertain market.  We are delighted with the results we have helped our auction partners to deliver. 

This all proves that the property market is moving and so we encourage sellers and landlords to take action now! We must continue to replace the homes we’re selling and renting if we’re to maintain this upward momentum.
