3. Stronger Tenant Protections

Landlords will face stricter regulations designed to:

Prevent discrimination against tenants on benefits or with children.

Ban "bidding wars" where prospective tenants offer above the listed rent.

Allow tenants to request pets, which landlords cannot unreasonably refuse, though pet insurance may be required.

4. New Decent Homes Standard and Awaab's Law

A new Decent Homes Standard will apply to the private rented sector, setting clearer expectations around property condition. Landlords must promptly address issues like damp and mould, under regulations inspired by Awaab's Law.

5. Regulation of Rent Increases

Rent increases will be limited to once annually, with tenants able to challenge increases that exceed market rates through new appeal processes.

6. Mandatory Private Rented Sector Landlord Ombudsman

Landlords will need to register with the new Landlord Ombudsman, offering tenants a quicker, more affordable route to resolve disputes without resorting to court action.
