Here in the Property Management department at Pattinsons, we are continuously receiving developments and updates regarding Regulations and Licencing for Landlords. In fact, we have a whole team dedicated to keeping afloat of all legislation regarding the letting of properties.

 

There are more than 168 individual rules and regulations for landlords of the private sector, which change and are updated regularly - more often than not, at extremely short notice. As a result of this, landlords need to make sure that they are constantly fully informed and up to date, so as not to fall foul of the law. Albeit unintentional, mistakes could end up being costly in all aspects, not just financially.

 

Do you have a reliable way of staying regularly informed about landlord legislation and laws? Are you aware of, and do you have the necessary documents with regards to the tenancy?

 

Examples of Tenancy Documents are; A copy of the EPC (Energy Performance Certificate), Electrical and Gas safety certificates, a copy of the Governments, ‘How to Rent’ guide and prescribed information for deposits. You must have protected the deposit within 30 days of receipt. There are certain areas of the UK that require specific property licences, and therefore landlords must be knowledgeable and informed of whether their property is in a licencing area.
