3 bed terrace to buy in BN2
We are pleased to bring to the market, this three-bedroom terraced house with four storeys and an attic music/work room.
Built in c. 1865, as part of a Victorian terrace of shops, the property still has the original shop front and is the only house on Upper St James's Street, lying in between the quirky independent retro and antique shops and cafés, in a quieter part of bustling Kemptown Village. Incredibly deceptive from the outside, spread over four floors with an additional fifth floor attic space (which can double as a workshop/office or music room), this spacious house with high ceilings is somewhat of a Tardis.
The house is currently set up for entertaining and boasts many wonderful features along with a south facing courtyard. It has been in the same family for 31 years and is a wonderful and deceptively spacious, quiet home.
As you enter you are greeted with a spacious through lounge with exposed brickwork, shelving and large windows. The tall shop windows have a built-in banquette tiled window seat with storage below and the room boasts dual aspect lighting, so has heaps of natural sunlight. Stairs lead down to the lower ground with the generous kitchen/dining room which has the added bonus of an arch-roofed wine cellar. The kitchen has a double Belfast sink, an AEG gas hob and is largely freestanding; other industrial-style features include stainless steel work surface, exposed pipes and brickwork and a cast iron fireplace. French windows open up the room and lead on to the south facing courtyard with an outdoor tap and light, and enough space for barbecue, patio furniture, pots and herb garden.
On the first floor is the principle, large double bedroom with fireplace, a deep wardrobe with plenty of shelving (which could be converted into an en-suite), high ceilings and large sash window. Next door is the family bathroom with grey and white tiling and a large south-facing window, boasting a Hans Grohe showerhead, quadruple panel shower screen and Grohe taps.
On the second floor are two double bedrooms both with fitted cupboards and sash windows. The front bedroom has a foldaway ladder leading to the attic. This has ample under-eaves storage cupboards on both sides, an east-facing window with access to the roof and sea glimpses between the ridge lines; it’s carpeted and has a radiator, and previously has served as an additional guest bedroom and a music room/study. There is potential to enlarge or convert with addition of a dormer window (e.g. bathroom) STNC.
This house is a few minutes stroll from the seafront and in the heart of the independent shops and cafés of fashionable Kemptown. It's on a convenient bus route between Brighton Marina and the train station making a commute to London very easy. It is in the catchment area for many Brighton schools including Queen's Park and St Luke's, plus a few minutes' walk from award-winning Brighton College.
Shop could be re-opened (subject to Council approval).

ONLINE AUCTION NOTICE
I hereby acknowledge and confirm the following:
My bid may be accepted by the seller at any time before the close of the auction. It is subject to the terms and conditions of the auction which I have read and understood. I have read and understood the legal pack applicable to my bid/lot and agree to be bound by any special conditions within that pack. If my bid is successful (whether as the highest bid or upon acceptance by the seller in the course of the auction) I shall be bound by the lot terms and conditions as advertised online.
At the point of registration, you will be required to insert credit or debit card details as a way of payment towards the deposit and or reservation fee. We will only hold a nominal amount (which will be stated at the point of bidding) to enable you to bid. This amount will only be debited from your account should you be the successful bidder, in the event you are unsuccessful the agreed amount will be released back to your card within three business days. If you are the successful bidder we will debit the agreed amount from your account immediately at the close of the auction, we will then contact you to confirm the outstanding balance (if applicable) at which point you can opt to use the same card. Any amount payable at the close of the auction must be paid within 1 hour.
Please note that the bidding process will work in a different way to an eBay auction, so there is NO advantage to bidding at the last second.
Each auction will automatically stay open until there has not been a bid for 10 minutes. After 10 minutes without a bid, the auction will close and the highest bidder will be successful subject to the reserve price being met or upon acceptance of an offer by the seller throughout the auction cycle. If there is another bid within 10 minutes of the last bid, the auction countdown timer will be restarted for another 10 minutes to allow further bidding. This system avoids last minute (or second) bidding and makes for a fairer auction as in a live room auction situation.
Please bid in good time before the end of the auction, delaying your bid to the last seconds may disadvantage you if your connection slows or you lose internet connectivity. It is the bidder's responsibility to ensure the bid has been lodged with the auctioneer. The auctioneer accepts no responsibility for bids that are not received or are received late and reserves the right to reject any bid without notice.
Minimum online bidding increments:
