5 bed detached to buy in SO50
Starting Bid £625,000.
We are delighted to be able to present this 5-bedroom detached chalet style family home, with a twist. Situated just north of the heart of the south Hampshire plan, it is located withing a quiet secluded cul-de-sac of just 14 (individually architect built) prestigious homes. The location benefits from numerous convenient means of connection to London, the north, the west country and beyond, including 2 main line railway stations, a truly versatile artery to both the M3 (junction 12 and 13) and M27 (junction 5) not to mention Southampton international airport, which is a mere 15 minute drive to the south, providing connecting flights to an array of major cities in the UK, Europe and Scandinavia. The twist? A fully integrated 3 room 128 track already equipped recording studio (Control Room, Live Room, Iso-booth, 2 Sound Lock areas, W.C, Hand Basin, and Full Area Specific Air Conditioning Throughout)
Internally: The ground floor consists of a large entrance hall with various access points to the following accommodation. A generous sitting room with large patio doors leading out to the private rear garden, a cosy tv/dining room, (perfect as a second evening location for children whilst the adults are entertaining) a downstairs cloakroom, and an ample sized, fully equipped solid oak kitchen opening directly into the conservatory bar area. This area benefits from double glazed, triple aspect views across the rear garden. The first floor boasts a good-sized master bedroom, with spacious fitted wardrobes. There are 4 other ample sized bedrooms, perfect for the larger family, and a 4-piece family bathroom. This benefits from an extra deep dual bath, a walk-in shower, W.C. And vanity cupboard.
Oh, and the twist...?
Digital recording studio:
As mentioned earlier, the studio was designed by the well respected Peter Keeling from Studio People. His projects, immediately prior to this, included another custom build for Mutt Lange's Studio, on the shores of Lake Geneva, as well as an array of many other design & builds for renowned Musicians & Producers. The studio consists of an ergonomically designed control room, an 'ambient' live room and a well 'controlled' iso/vocal booth. The studio also benefits from front and rear sound lock, W.C. And hand basin and, unusually, full daylight throughout both front and rear. All three working environments are totally separated, isolated and 'floating'. All doors are 90kg - 95db attenuation featuring pull handles, push plates and brushed steel double glazed port holes for visual communication between the areas. All woodwork, and studio furniture, is custom built to fit in warp free, solid and durable, lacquered ash veneered mdf. Air conditioning unit 1 controls the ambient temperature in the control room and the iso booth with a mixer valve above a hatch in the W.C. To adjust the ratio between the two. The second air conditioning unit provides ambient temperature to the live room. The exterior windows, providing both sources of natural daylight, are standard double glazed units with significant wall thickness. These both then lead internally to two separate panes of 18mm and then 15mm glass, offering significant sound proofing, therefore making it possible to contain any internally generated noise from 'leaking' to the outside world, whilst, as equally important, stop any external noise creeping in to ruin that 'perfect take'.
Externally: This consists of a considerable driveway with ample parking for multiple vehicles, a disabled access ramp leading to the rear of the studio, a fully double glazed UPVC front door to the house, and directly opposite (also under the 10m weatherproof porch) is a solid oak door to the studio itself. The result being a short 3 pace commute to work in what feels like an entirely separate environment. To the rear of the property is a well-established shrub lined secluded garden, mainly laid to lawn, with a generous patio area perfect for entertaining and family barbecues. Behind the property is a large green area perfect for dog walking and children playing.
Location: Situated within 5 minutes stroll is the Itchen navigation Canal offering picturesque walks through Shawford and Winchester to the north, and Bishopstoke and Wood mill to the South. The canal intersects with the Nationally renowned chalk stream River Itchen. In close proximity, there is an array of amenities including a shopping precinct and a popular restaurant with adjoining public house. The travel lodge is also in close proximity, perfect for guests and, of course, album projects with a band that require accommodation.

ONLINE AUCTION NOTICE
I hereby acknowledge and confirm the following:
My bid may be accepted by the seller at any time before the close of the auction. It is subject to the terms and conditions of the auction which I have read and understood. I have read and understood the legal pack applicable to my bid/lot and agree to be bound by any special conditions within that pack. If my bid is successful (whether as the highest bid or upon acceptance by the seller in the course of the auction) I shall be bound by the lot terms and conditions as advertised online.
At the point of registration, you will be required to insert credit or debit card details as a way of payment towards the deposit and or reservation fee. We will only hold a nominal amount (which will be stated at the point of bidding) to enable you to bid. This amount will only be debited from your account should you be the successful bidder, in the event you are unsuccessful the agreed amount will be released back to your card within three business days. If you are the successful bidder we will debit the agreed amount from your account immediately at the close of the auction, we will then contact you to confirm the outstanding balance (if applicable) at which point you can opt to use the same card. Any amount payable at the close of the auction must be paid within 1 hour.
Please note that the bidding process will work in a different way to an eBay auction, so there is NO advantage to bidding at the last second.
Each auction will automatically stay open until there has not been a bid for 10 minutes. After 10 minutes without a bid, the auction will close and the highest bidder will be successful subject to the reserve price being met or upon acceptance of an offer by the seller throughout the auction cycle. If there is another bid within 10 minutes of the last bid, the auction countdown timer will be restarted for another 10 minutes to allow further bidding. This system avoids last minute (or second) bidding and makes for a fairer auction as in a live room auction situation.
Please bid in good time before the end of the auction, delaying your bid to the last seconds may disadvantage you if your connection slows or you lose internet connectivity. It is the bidder's responsibility to ensure the bid has been lodged with the auctioneer. The auctioneer accepts no responsibility for bids that are not received or are received late and reserves the right to reject any bid without notice.
